Project overview

Customer objectives

Objective 1

Unified control of lighting, HVAC, shading, AV, and security from a single app

Objective 2

Minimise daily utility consumption without sacrificing comfort

Objective 3

Future-proof infrastructure for emerging protocols

Objective 4

Seamless integration with existing home cinema and pool systems

Existing conditions

Existing conditions

    Baseline conditions
    • Legacy dimmers on separate circuits with no centralised control
    • Three standalone HVAC zones with no presence detection
    • Existing Cat5e cabling — Cat6A upgrade required in critical paths
    • Security cameras on local NVR with no remote access

    Key challenges

    Key challenges

      Documented challenges
      • Retrofit cabling through finished marble finishes required coordination with stone contractor
      • HVAC FCU integration needed manufacturer liaison for BACnet mapping
      • Pool automation controller used proprietary protocol requiring gateway translation
      • Tight timeline due to family relocation deadline

      Engineering analysis

Smart Citizens conducted a 3-day site survey mapping existing conduits, load centres, and network topology. Engineering recommended Matter as the device layer for lighting and sensors, with Thread border routers placed to ensure 99.9% mesh coverage. HVAC integration was achieved via BACnet/IP gateway. A central Home Assistant server with KNX IP interface unified subsystems.

      Solution architecture

Edge server running Home Assistant (redundant NVMe cluster) connects to (1) Matter lighting/shading devices over Thread, (2) HVAC via BACnet gateway, (3) security NVR via ONVIF, (4) AV receivers over IP control, (5) pool controller over RS-485 bridge. A single iPad dashboard and smartphone apps expose scenes and automations.

      Sustainability metrics

      Measured / targeted sustainability outcomes
      • Estimated 14,000 kWh annual cooling savings

      • Pool pump VFD scheduling cut pool energy by 25%

        Key engineering decisions

        Matter over Z-Wave

Matter's IP-native stack simplifies long-term supportability and avoids proprietary hubs. — Trade-off: Fewer device options at launch; mitigated by multi-protocol server.

BACnet gateway vs direct FCU wiring

Preserved HVAC warranty by using manufacturer-supported integration path. — Trade-off: Additional gateway cost of ~AED 8,000.

        Lessons learned

        Lessons learned

        Lessons learned
        • Engage HVAC commissioning agent early to document BACnet points
        • Label every cable at both ends before wall closure — saved hours during QA
        • Matter firmware updates can temporarily drop devices; schedule updates outside peak use
