Retail & Malls — AI smart building solutions.
DALI tunable-white retail lighting, AI footfall analytics, integrated BMS and digital signage orchestration for malls, showrooms and flagship stores.
Smart Citizens delivers common-area and tenant-unit automation for UAE malls and retail chains — DALI tunable-white lighting, mall BMS supervision, energy analytics, digital signage orchestration and portfolio dashboards for multi-site operators. Any people-counting or footfall analytics is delivered privacy-first, without individual tracking or biometric identification unless a specifically approved, legally reviewed capability is separately contracted.
What sector leaders are solving for
Common-area energy load
Lighting, HVAC and chilled-water plants dominate opex.
Tenant coordination
Aligning fit-out standards and shared-services metering.
Multi-site visibility
Chains need consistent reporting across stores and cities.
Guest experience
Lighting, air, signage and wayfinding shape dwell time.
Security & incident response
CCTV, access and alarms need unified operator workflows.

DALI-2 tunable white, scene programming per brand, daylight harvesting.
Mall BMS
Chiller plant optimisation, lifts, fire read-only interface, parking guidance, tenant submetering.
Footfall (privacy-first)
Aggregate, anonymous people-counting only — no individual tracking or biometric identification unless a specifically approved capability is separately contracted.
Digital signage
Centralised scheduling and brand compliance.
Security operations
Unified operator workflows across CCTV, access and alarms.
Capability × application × systems

Where automation delivers day-one value
Peak-shave lighting scenes
Dim non-critical zones during peak tariff windows.
Tenant energy reporting
Fair, transparent recharge and benchmarking.
Wayfinding and campaign screens
Coordinated content across common areas.
Multi-site dashboard
Consistent KPIs across malls and retail chains.
Human-in-the-loop AI applied to operations
Chiller plant optimisation
- Input:
- Weather, occupancy proxies, plant telemetry.
- Analysis:
- Suggests setpoint tuning within comfort guard-rails.
- Decision:
- Facilities engineer applies recommended profiles.
- Human oversight:
- Comfort survey and post-hoc review.
- Limitation:
- Non-safety-critical; supervisor override always available.
Scopes we regularly deliver
New mall fit-out
Coordinated with MEP and interior consultants.
Live mall retrofit
Overnight and low-footfall works.
Retail chain rollout
Standardised store package across cities.

Who we work with on the buyer side
Measurable KPIs, not guarantees
KPIs are project-level measurements — actual results depend on baseline, scope, systems and operations.
Systems we typically integrate
Project-specific — subject to consultant and authority requirements
- Footfall analytics are aggregate and anonymous by default. Smart Citizens does not implement facial recognition, individual customer tracking, or biometric identification unless a specifically approved capability has been legally reviewed and separately contracted.
- CCTV is operated under the client's data-protection and retention policies.
- Cyber-security posture aligned with UAE Information Assurance guidance and TDRA best practice.
- Data-residency of dashboards and telemetry configurable to UAE-based hosting on request.
- Change management and role-based access control across BMS, IoT and AI copilots.
How we support developers, consultants and operators
A disciplined delivery approach
- 01Pilot zone before mall-wide rollout.
- 02Tenant coordination plan agreed upfront.
- 03Portfolio dashboard configured at commissioning.
What operators can expect after go-live
- 24/7 monitored AMC options.
- Quarterly analytics reviews with the operator.
- Firmware and lifecycle management.

Retail & shopping centre automation — at a glance
Smart Citizens deploys footfall-aware lighting, demand-response HVAC, AI loss-prevention cameras and queue analytics for retail stores and shopping centres across Dubai and the UAE — from Mall of the Emirates anchor tenants to single-store luxury boutiques in DIFC and City Walk.
The economics of retail automation in 2026
Dubai retail rents are recovering to pre-2020 peaks while electricity in the upper DEWA slab punishes always-on lighting. Footfall-aware lighting and HVAC pay back in 14–22 months even on a 400 m² boutique, and loss-prevention AI on existing cameras typically recovers its cost in a single quarter on a high-shrink category.
What we deploy for a mall tenant vs a mall operator
Tenant: scene-based lighting, occupancy-aware AC setbacks that respect the landlord BMS, AI camera analytics for shrink and dwell-time, queue counters at fitting rooms and tills. Operator: common-area energy orchestration, parking guidance integration, footfall heat-maps shared with tenants as a value-add service.
Benefits
Footfall-aware energy
Lighting and HVAC ramp with traffic — 18–28% energy reduction on quiet weekdays.
Loss prevention that pays back fast
AI on existing CCTV catches sweetheart fraud, sweep-and-run, and high-risk dwell patterns.
Tenant-ready reporting
Mall operators can share heatmaps and footfall as a paid service to anchor tenants.
Use cases
Luxury boutique, DIFC
VIP-arrival scene, fitting-room counter, after-hours secure lighting.
Hypermarket, Sharjah
Aisle-level occupancy lighting, cold-aisle defrost optimisation, queue-aware till opening alerts.
Mall common area
Daylight-harvesting atrium lighting, footfall-aware air conditioning, parking guidance integration.
Smart Citizens differentiators
Works with your landlord BMS
We integrate respectfully with mall MEP — no rogue thermostats, no landlord disputes.
Loss-prevention AI on existing cameras
You do not need to replace CCTV; we add an AI layer that runs on the same NVR or in our edge box.
Same-store rollout discipline
Identical scope replicated across 5, 20 or 80 stores with a single playbook and audit trail.
FAQ
+ Do you need to replace our existing CCTV to add AI loss prevention?
No. We add an AI layer to the existing NVR or deploy a small edge appliance that taps the RTSP streams. Hardware replacement is only required when cameras are older than ~8 years or below 2 MP.
+ How quickly can a single store deployment go live?
A standard 400–800 m² boutique is wired and commissioned in 4–7 working days, including landlord coordination, with no business disruption outside our 11pm–6am work window.
+ Can you provide tenant-facing footfall dashboards for a mall operator?
Yes — anonymised, privacy-compliant footfall and dwell heatmaps can be shared per tenant via a secure portal as a value-add or chargeable service.
