Facilities Management — AI smart building solutions.
Unified ops platform for FM companies: BMS supervision, CAFM workflows, AMC SLA tracking, energy and ESG reporting across portfolios.
Smart Citizens equips UAE FM operators with a unified ops platform — federated BMS supervision, CAFM integration, AMC SLA tracking, energy and ESG reporting and digital property passports — designed to raise service quality while reducing operational cost across mixed portfolios.
What sector leaders are solving for
Fragmented supervision
Different BMS vendors and dashboards per building.
SLA visibility
Reactive tickets vs SLAs are hard to demonstrate to clients.
Portfolio energy performance
Consistent reporting across many assets is difficult.
Asset history
Warranties, service history and O&M documentation are scattered.
Client transparency
Owners increasingly demand real-time transparency.
How Smart Citizens delivers for this industry
Multi-site BMS supervision
Federated Niagara/BACnet supervision across portfolios with SSO.
CAFM integration
Auto-create work orders from alarms; asset registry and PPM scheduling.
AMC SLA tracking
Per-asset SLA timers with client portal.
Energy & ESG
Portfolio energy, water, waste, carbon dashboards aligned to ISO 50001 and ISO 14001.
Digital Property Passport
Per-building digital record: assets, warranties, service history, drawings and O&M.

Where automation delivers day-one value
Auto work-order from alarm
BMS alarm creates a CAFM work order with SLA timer.
Portfolio energy benchmarking
Consistent kWh/m² across buildings.
Client transparency portal
Real-time SLA and ticket status for owners.
Digital handover
As-built pack, warranties and O&M in a searchable passport.
Human-in-the-loop AI applied to operations
Alarm rationalisation
- Input:
- Historical alarms, work-order outcomes.
- Analysis:
- Clusters recurring nuisance alarms.
- Decision:
- Suggests suppressions and remediation.
- Human oversight:
- Ops supervisor approves changes.
- Limitation:
- Never suppresses life-safety alarms.

Who we work with on the buyer side
Measurable KPIs, not guarantees
KPIs are project-level measurements — actual results depend on baseline, scope, systems and operations.
Systems we typically integrate
Project-specific — subject to consultant and authority requirements
- Portfolio dashboards do not perform life-safety functions; life-safety alarms remain governed by their certified systems.
- Access to client data is segmented per contract and enforced by RBAC and audit.
- Cyber-security posture aligned with UAE Information Assurance guidance and TDRA best practice.
- Data-residency of dashboards and telemetry configurable to UAE-based hosting on request.
- Change management and role-based access control across BMS, IoT and AI copilots.
How we support developers, consultants and operators
A disciplined delivery approach
- 01Onboarding runbook per building.
- 02Nuisance-alarm cleanup during onboarding.
- 03Analytics reviewed monthly.
What operators can expect after go-live
- 24/7 monitored AMC options.
- Monthly analytics and SLA reviews.
- Digital property passport kept current per building.

Systems & Standards
Case studies
- FM operator, DubaiUnified 38 buildings on one supervision platform in 6 months
Facilities management & AMC technology — at a glance
Smart Citizens equips FM operators across the UAE with a unified smart-building stack — multi-site BMS aggregation, AI-driven maintenance prediction, CAFM-integrated work orders, and SLA dashboards aligned with the Dubai Quality Award and ISO 41001 facilities-management standard.
The FM operator pain we solve
Most UAE FM operators run 6+ buildings on 4+ unrelated BMS brands and an aging CAFM with manual work-order entry. Smart Citizens deploys a single aggregation layer that pulls Schneider, Honeywell, Siemens and Carel BMS into one operator dashboard, with AI-driven anomaly detection that creates CAFM work orders before the tenant calls.
What an FM operator gets in 90 days
Multi-site dashboard, AI anomaly detection on chillers and AHUs, automated CAFM work orders into Maximo, Planon, Concept Evolution or Archibus, SLA dashboards that prove response time to the client, and a tenant-portal layer where occupants log issues with a photo and get a tracked response.
Benefits
Catch faults before tenants call
Chiller and AHU anomaly detection that creates a CAFM ticket hours before a temperature complaint.
One pane across mixed BMS brands
Schneider, Honeywell, Siemens, Distech, Carel and Trend aggregated into a single operator view.
SLA-grade evidence
Dashboards that prove response and resolution time to the client — defensible at the contract review.
Use cases
FM operator with 12 commercial towers
Multi-site BMS aggregation, CAFM-integrated work orders, monthly SLA pack auto-generated.
Master-community operator
District cooling sub-metering, irrigation control, common-area lighting orchestration.
Tenant-services operator
Tenant portal for issue logging, scheduled maintenance reminders, customer-satisfaction surveys.
Smart Citizens differentiators
CAFM-native
Pre-built integrations with Maximo, Planon, Concept Evolution, Archibus and FSI Concept.
BMS-agnostic
We aggregate the BMS you already own — Schneider, Honeywell, Siemens, Distech, Carel, Trend, Delta.
ISO 41001 ready
Process documentation and evidence trails mapped to ISO 41001 audit clauses.
FAQ
+ Do we have to rip out our existing BMS?
No. We aggregate at the BACnet/IP, Modbus TCP or vendor-API layer. The existing Schneider, Honeywell or Siemens BMS continues to control the plant; we add a non-intrusive visibility and AI layer on top.
+ Which CAFM platforms do you integrate with?
Out of the box: IBM Maximo, Planon, FSI Concept Evolution, Archibus, Pirana and SAP PM. Other CAFMs are added via standard REST or a nightly CSV bridge.
+ Can you produce SLA evidence packs for our client renewal?
Yes. Monthly auto-generated SLA packs include response time, resolution time, energy and water KPIs, IAQ compliance and a tenant satisfaction summary — defensible at contract review.
