What drives the price
Six factors usually decide where in the range you land: number of bedrooms, number of AC zones, count of motorised curtains, security coverage (cameras, locks, intercom), whether you want energy and water monitoring, and whether the project is new-build (cabled) or retrofit (wireless). Outdoor lighting, gate automation and pool/garden controls add to villa scopes.

A 2-bedroom apartment with smart lighting, AC, curtains and a smart lock typically lands around AED 22,000–32,000. A 4-bedroom Dubai Hills villa with full coverage, CCTV and energy monitoring is commonly AED 80,000–160,000.
